Airbnb Management

Welcome to our Airbnb Management program. Unlike most Airbnb management services, we actually own and manage our own listings as well as the listing of other investors. We know exactly what it feels like to be in your position and we take your listing just as seriously as if it were our own. 

Management Fee- 20%

Inbox Management

One of the most important metrics on Airbnb is your response time as a host. Ideally Airbnb will want a respont time of less than 60 minutes to achieve Superhost Status, our team has an average response time of 5 minutes, leading to higher engagement with guests and more bookings for our clients.

Maintenance 

During our management period, we source for cleaners, handymen, AC repair, and Plumbing professionals. These are all the individuals required to successfully manage an airbnb listing with as few headaches as possible. If you already have someone in any of those positions which you would like to keep, we can always work with them instead. The invoices generated from contractors will be emailed directly to the host, we do not charge extra for these services. 

5-Star Reviews

After hundreds of reviews, we have finally discovered the art of getting 5-star reviews. We had tried everything from snacks to wine bottles and free balloons but none of it worked. Now we're able to help our clients receive more 5-star reviews and ultimately become super hosts on Airbnb which will lead to more bookings.

Cleaning Oversight

As an additional layer of quality control, we make sure cleaners send us pictures before and after each cleaning to protect our clients against any potential false claims filed by guests. By documenting the process we also quire any proof we need of broken or missing items after a guest has checked out. 

Auto Messages

A guest's first interaction with the host sets the tone for the entire stay. It is, for this reason, we set up auto messaging for all our clients listings in order to provide the best interaction for the guest and the best possible reviews for our hosts.  

Inquiry Follow-ups

Every inquiry that goes unbooked is money being lost. When we receive inquiries from potential guests we make sure to not only have a quick response time with answers to all their questions but we also go the extra mile to make sure we lock that reservation for our client before they book with another listing.

Calendar Adjustment

No two months are ever the same with Airbnb, so as you get booked throughout the month you want to make sure you adjust rules and minimum night stays to maximize your profits. There is no money being made the house is empty, so by adjusting your calendar you allow maximum occupancy in your listing. 

Pricing Adjustment

Similarly to adjusting your calendar, you want to make sure you're adjusting pricing based on supply, demand, and availability. These adjustments are only done on a case-by-case basis and only when necessary to maximize the revenue and profit margins on the property. 

Cancellation Policy

Before selecting your cancellation policy you want to make sure you're studying the standard policy in the market you're in. Simply having a stricter policy can cost you thousands of dollars. Once you have built your profile into a more reputable listing you are able to tighten the reigns on your cancelation policy, but until then it is critical you study the market to gain traction.

Monthly Report

One of the features our clients love most is our monthly report. In this report clients not only see the occupancy, expenses, and revenue for the month but they also receive a list of all the changes that have been made to their listing, the average rating, reviews left by guests, and how the performance of the page is ranking on Airbnb.
