Airbnb Acquisition

Welcome to our Airbnb Acquisition program. This is our most successful program yet! The acquisitions program was created for investors who wanted to cash in on the high returns of Airbnb but didn't have the time to master the world of short-term rentals. If that sounds like you this program is for you. Due to the nature and tedious process of this program, we are only accepting 3 qualified clients per month. In order to qualify for this program you must have a credit score over 680, verified income and proof of funds for 10-20% of the purchase price of the home. 

Airbnb Acquisition-12K

This program has two phases, phase 1 includes every step from the introduction to the realtor up until you close on the property. Phase two starts with design as soon as you close on the property uptil your listing goes live on Airbnb. Once your listing is live you have the option of self-managing or enrolling in our fully automated management system. 

Partners

We have a strong network of mortgage professionals and realtors who specialize in airbnb investment properties throughout the country. As a client we will work side by side with you and our partners to make sure they find you top-tier airbnb listings and qualify you for funding with the best possible rates. 

Market Research

The greatest tool an Airbnb host can have is high demand, as such use several tools and proprietary techniques to find your the areas with  the highest demand and least saturations. While most people are still using AirDNA, we have evolved well beyond that into the cutting edge of market research in short-term family rentals. 

Funding

Once the perfect property is found we were funding on multiple fronts to get you the best rates. The loan officer has their book of contacts which will qualify you for funding, we also have over 25 partners across the country who specialize in short-term property funding. We then pick the best rates amongst all the offers to make sure you maximize your monthly profits once your listing goes live. 

Interior Design

As a client we also assist the interior design of your new investment property. We connect you directly to our very own interior designer which you will have access to until your design is complete. This service is already included, however it does not cover staging or the cost of any furniture or decoration items. 

Photography

This is where we see more hosts drop the ball. Quality pictures can LITERALLY make or break your entire business. This is not the area you want to slide under the rug. Sometimes Airbnb will provide quality photographers, sometimes they do not. You don't get much of a say. To mitigate the risk, we hired our very own photographer from Airbnb who will be in touch with your photographer guiding them on the settings, lense type and angles to make sure the best images are captured of your property. There is delicate balance of wide angle lenses, saturation and aperture settings that photographers seem to understand between themselves. This will make you THOUSANDS of dollars when done properly. 

Operations Team

This is where we make this business as passive as possible by building your A-Team. We research the best cleaning, landscaping, repair, plumbing, electrical and pool companies in the area to make sure all possible items are taken care of in the event maintenance is required. Often, hosts wait until an issues arises before building their  team, by being proactive with primary and secondary options in place, you will be able to have a piece of mind with any issues that may arise. 

Listing Oversight

There are 3 major booking platforms, Airbnb, VRBO and booking.com. Good rule is thumb is keep as many reservations as possible on a single platform and only move into a second platform in the event bookings are slow. We cover all three but will primary focus on Airbnb at first with VRBO being the second option and booking.com being the last resort.  In the event we need to expand to other platforms we do handle the complete page setup, message templates, media upload, visitors guide and best practices for each platform should you choose to self manage. 

Management

Once we have found you a property, designed, staged and listed it on Airbnb, we typically rollover the property into our ongoing management services for 20% of monthly revenue. All the management services can be found here.
